Enter your base (shoulder season) rate, then define each season with the number of weeks it runs and a rate multiplier. The tool calculates the nightly rate for each season and your weighted average rate across the full year.
| Season | Weeks | Multiplier | Rate |

Base rate is usually set at shoulder season — a period of moderate, reliable demand — rather than at your busiest or quietest extremes. This gives every other season a sensible reference point for its multiplier.
Low season: 0.75–0.90. Shoulder season: 1.00 (base). High season: 1.15–1.30. Peak/school holidays: 1.30–1.60, sometimes higher in exceptionally high-demand locations. These are starting points — your own historical occupancy and rate data should refine them over time.
This rate card sets your baseline structure for the year. The Dynamic Pricing Tool then layers day-of-week, lead time, event and competitor adjustments on top of the seasonal base rate calculated here for day-to-day pricing decisions.
Revisit your season definitions and multipliers at least once a year against actual achieved occupancy and RevPAR by season (see the RevPAR Calculator) to check whether your seasonal boundaries and multipliers still reflect real demand patterns.
This calculator provides estimates based on the figures you enter. JWBIZ Ltd accepts no liability for pricing decisions made on the basis of this tool.
